Speaking to other LL, we all have the same issue, only Citizens or Heritage insure properties in my area that are built in the 1970's.My issue is neither of these insurance providers insure STRs.

Preserving historic buildings plays a big part in the cultural and architectural heritage of communities.

It boarders Heritage Crossing (2002 development) which is a plus but that neighborhood is tied in with the McCulloh Homes project.

We currently use American Heritage Financial Credit Union but they cap out at a total of $50,000 for HELOCs on investment properties. ( I do recommend them if anyone needs a HELOC  under 50k).

It's odd that some areas of the city use their "neighborhood" names, for example everyone knows Heritage Hills close downtown and most people know the names of the sections of the city closer to downtown, but the farther out you go the less the neighborhood names are used, and the more we use locations since the city is such a square: south of 240 (interstate I-240), west of Meridian, north of Quail Springs mall, etc...

There are a few local credit unions folks here like getting commercial loans through (PFCU, American Heritage Credit Union, etc).

If the area is really rough you might also consider Jax Elite or Heritage for the management.
