Fixed Rate HELOCs Recommendations

My wife and I have 3 rental properties that we have a decent amount of equity in. 2 of the properties we already have small HELOCs on that are set to expire later this year. We currently use American Heritage Financial Credit Union but they cap out at a total of $50,000 for HELOCs on investment properties. ( I do recommend them if anyone needs a HELOC under 50k). I have been searching all morning and I have not found anyone willing to give fixed rate HELOCs on investment properties.

Does anyone know of any lenders that might? We are wanting to secure funding in case there is significant increases in interest rates and a significant decrease in housing prices. Thank you for any help in advance.
