Youngsters on their own for the first time have been a real problem. 

How do I get experienced investors to look past my situation and have the trust in me to take control of their hard earned money, especially as a 'youngster' in this world/industry?

Thankyou for the advice, priorities right now are to settle into life back home while continuing to save and network until I’m ready to pull the trigger on my first deal ( maybe once the uncertainty of COVID 19 has settled ) I think I often fall into the trap a lot of youngsters do of wanting flash new cars way before you can realistically afford them. 

Not sure if thats the correct approach but I dont want to anger the local esp bc he is not a youngster and in the vulnerable population

We no longer rent places to folks "sight unseen".Youngsters just finishing basic training and going to their first station might, at times, be like any youngster renting for the first time. 

Many of these youngsters don't even know how to mow a yard or change a light bulb, and yet they want to own rental properties.

This is for a buy and hold MH on land deal but is a totally unsecured loan.The interest rate sounds bad to most youngsters here I am sure, but I had conventional 30 year fixed home loan at 6.785% back in 1999.
