Thoughts on younger tenants? Early 20s

have a 4plex. 1 vacancy currently. All 3 current residents are in late 50s and keep to themselves. Have had a few early 20s girls interested in vacant unit. I'm scared of them partying and disrupting my other tenants. 

Thoughts?

    A lot depends on the type of tenant. Are they working?  do they work odd hours like in a bar or restaurant?  I would expect that if they are working day hours or a regular job and most of your other tenants are you could have not much issue. Let them know the building is on the quiet side which is what i tell my prospective tenants.  The loud ones tend to weed themselves out. I have found some 20 somethings tend to have more visitors but the biggest issue really is with people in the bar and restaurant industry or undergrads when the rest of the people are working adults. It is a noise issue.  Another issue can be parking which it is good to address upfront in all cases.
