You could then pick the one that you like the best and if he wants to match the bid, then award him the job.I would also suggest that you agree up front before he even start chasing bids for the project, that you agree on a FLAT FEE to be paid to your PM for managing the job.

In Kansas you could be awarded damages paid out by the Real Estate Commission.If you suspect there may have been an issue with ethics with an agent specifically you can notify the local Realtors association and they will also look into the matter.

If the early deadline is the 25th and the grace period ends on the 4th, they could end up paying 40 days apart and then only have 20 days to get the rent together for the next month.One advantage of the discount is it is more likely to be awarded(full rent) where late fees may not be included in a judgement.
