Pennsylvania + Philadelphia / Evictions = Sucks!
Holy cow! How long does it take to get a non-paying tenant out in PA? I bought an occupied property and the tenant has been fighting their eviction for over a year now. I have an attorney and everything. Finally down to #18 on the sherifs lockout list, thank God.
Advice? Similar story?

@Angie Williams just curious why would you invest in an area where you had to deal with this type of tenant base.. ??? Is the juice worth the squeeze... ?
We go through this but only on repositioning plays with HUGE upside.. I would me personally never do this for a simple cash flow rental.. got to be a better way or area..
