What do you expect out of your Project Manager?

I live in Chicago and have a project manager running all my rehabs in the Quad City market, and we buy about 8-10 properties per month in that market. 

If you have used a project manager in your business, what are your general expectations? How do you compensate them? What are their major responsibilities? Please be specific.

  •  Establish the Scope of Work w/ the owner
  • Send out Requests for bids/proposals to GCs & subs
  • Review/Decide w/ owner on which GS/subs to use
  • Establish the schedule; put contract in place w/ GC and/or subs
  • Weekly update of schedule & status (w/ pics)
  • Schedule inspections & draws

Compensation depends on the size of the project.
