Work with a broker that can shop the market for you and your particular situation(s).  

Those types of properties and those size of lenders won't touch the markets we invest in or our customers. 

Make sure you find a good mortgage broker that has access to more than a few loan products.

I have read The Book on Managing Rental Properties, (and have another book on the way along with preparing to get my real estate broker lisence).

I would get a paper map of the city, go and visit with a several different brokers (in different areas) and bring that map- then ask them where the neighborhoods are that are Class A class B class C class D and where the war zones are.
