For properties that qualify (income limits  by census tract & no high balance), it's a better deal than FHA for various reasons. 

The neighborhood that I am looking at is one of these newer tract home type neighborhoods where the properties are, essentially, fungible.

So, I thought I would break things down into digestible parts.

I have been studying and digesting information ever since.

If you drive a lot the podcast are a great way of passing the time and start the process of digesting the content here on BP.

Land Development Process- raw vacant land - entitlement process - zone changing - engineering - tentative tract maps to final construction (I understand there exist many steps in the process, would love to hear from the seasoned land developers and investors in the BP Community)2.

Thanks for all your input Bill, "A beautiful symphony of strategic finance" I like what I'm seeing, I just have to digest it all.

My father developed/owned a 5 acre tract with 18 duplexes on it.  

I just need to digest this all and comprehend it and get out and start looking at houses.
