thanx glen,  I looked up the beginner guide and it's been a big help in navigating the bp site,   there is a lot of info on bp and everybody has been a great help.

Short term rentals are technically “illegal” outside of historical-designated neighborhoods inJax(SanMarco,Springfield,Riverside)

There's also a couple clubs in Riverside and L.A. that you might want to join that have some meetings on Zoom.
