how easy is the property to unload when you want to sell.  

They are obligated to present all written offers, and some percentage of sellers will be happy to take it off the market for a week to keep your 5% (or, you close, scratching their itch to unload the property ASAP).Or, find things off market, where you can take advantage of the seller like you (probably) did on your last deal. 

Those loans are not typically applicable to the flipper since they're looking to unload in in 3-6 months.
