They are obligated to present all written offers, and some percentage of sellers will be happy to take it off the market for a week to keep your 5% (or, you close, scratching their itch to unload the property ASAP).Or, find things off market, where you can take advantage of the seller like you (probably) did on your last deal.

Even as a contractor I do not bother with that, because i would have to deal with all the filing for sales tax, i pay the lumber yard the tax and pass that cost to the customer, and it's just written off in my material supplies for taxes.
