@Luis Vaca I do have a pretty good idea of the direction I want to go and your idea of a live in flip is not bad, but I've been there before and it's not fun with all the dust, noise etc... 

Rules would be no smoking, responsibility of outside guest, when does a guest become a resident, noise, upkeep of the unit, etc.I self manage all of my properties and I use the local MLS lease with addendums.

In 2008, everything came to a screeching halt around the summer or fall and getting through the winter was a grind.

But in highly unique and unusual circumstances, the tradeoff may just be there.Can you hear that noise?

I have other inquiries for the one STR I have in FL, someone who is building a house and needs a bridge kind of lodging, another inquiry for a family who want to homeschool their kids at a different house, so the hubby can work from home without noise of small kids.

I have a tenant who is making lots of noise from an upstairs unit.
