Colorado 1st Time Buyer

Hey folks! Absolute ROOKIE real estate investor here. I wanted to hopefully get some guidance from the BiggerPockets community. My goal, like many others is to build my wealth through real estate investing. Here are some facts: my wife and I are moving to Colorado in 6-8 months. Our budget is $65,00 - $300,000. No kids. Looking for a moderately comfortable 1ish year home or multi-family property (willing to grind it out for a year or so in something below our means). Given that information what would be your next 3 or 4 steps to building serious long term wealth through real estate? 

I will take anything I can get - book recommendations, real estate agents, locations to consider, what not to do, any useful tips on loans etc.

Thank you in advance for any information you can offer, I promise to pay it forward once I can find success in real estate investing. I would be extremely grateful if you included in your response a sentence or two bragging about your accomplishments in real estate. I want to know that I am getting information from somebody who has found at least moderate success in real estate. Thanks again for the help. Stay safe!

@Wade Megan - Colorado is amazing! You are definitely not going to regret the move. What market in Colorado are you planning to move to? The Springs? Denver? Boulder? Fort Collins? 

In the short term, I would recommend educating yourself as soon as possible. All of the books @Vincent Chan  mentioned are great reads. If there's any strategy you want to hone in on BiggerPockets has a slew of great books in their book store.

After you have done some education and you are ready to get a move on. I'd recommend checking out BiggerPocket's Agent Directory. You'll be able to see what agents have a good track record of references, deals, and activity on the site. If all of these things are high, you'll know that there is a good chance you picked a good one. 

Also, rockstars know rockstars. So pick a good agent and they will definitely be able to lead you to a great lender, contractor, property manager, and other team members you will need.
