If you keep slacking, people like me (that are brutally competitive, savvy and competent) will destroy your business!

@Patrick Braswell I only had limited real estate experience (actually bad real estate experience, two apartment buildings lost in a lawsuit with the other partner and a SFH that got destroyed by tenants causing me to give up for 24 years).

I had to evict them and they destroyed my property when they finally left.

Say it takes you 12 months to get that person out before you can even lift a finger to do any work, and say that they leave the place completely destroyed.

Does that automatically disqualify them from being good tenants that would pay the rent on time & not destroy the house?

All of them paid the rent on time and didn't destroy the property and were generally pleasant to interact with and it never made any difference to me what they were. 

The property values could swing wildly destroying any rental economics.

Having unexpected surprises will destroy you.  

My feeling is, if I wanted a house that backed to a park that is what I bought, and if other people wanted a house on a road, they should buy one and not destroy the neighborhood to put in yet another “luxury” cookie cutter house.I feel the same way about homes that are perfectly wonderful and function beautifully with separate rooms that have tons of character.

I agree with what others wrote except Kevin's comment about a tenant can destroy a house after 28 years and there is no cost.
