For now you could either keep your fingers crossed and hope for the best or a better option is to find a money partner to cover the costs.

We just replaced the roof so we had our fingers crossed nothing would go wrong...luckily, only the fence was blown down and it didn't effect the closing.

If so, I would recommend just crossing your fingers and waiting to see what happens...Out of curiosity, what feedback have you gotten from the agents who have shown the house? 

Two of my properties had tenants in place cash flowing about $250/month so I didn’t have to lift a finger.

I personally have a triplex that is in Portland proper and haven't had to pay any relo fees (fingers crossed).If you aren't determined to stick to Portland, then I would consider looking at other nearby markets that are more landlord friendly.

However, I've done a lot of wholesaling research over the past few months, and am about to launch my first marketing campaign, so fingers crossed.Good luck to you!
