We only have a single vacant unit (the one we are renovating), so have not been hurt by our decision.Poor pets, or child, behaviour is only the symptom, not the cause ... the actual problem lays with the owners/parents.

This way if they choose to rent knowing there are students you simply advise them in advance that you do not want to hear any complaints about noise, rowdy behaviour or anything else related to the students.

This is to gain trust, interpersonal, loyal, and connection between you and the agent.I would say only transition to additional agent if the current agent is unable or hesitate to show you the house that is far away from his radius.Ideally, it is your due diligent or research to find out about the market you want to invest.

As long as the board continually allows tenants repeated chances to correct their behaviour evictions will remain out of reach of landlords.Aside from non payment I have found it is necessary to be far more resourceful in dealing with bad tenants.

This isn't for everyone because it does come with some cons (loss of privacy, added interpersonal relationship to maintain, etc.) but it can also be a rewarding (financially and socially) experience.

I would not allow unfixed animals (minus birds and fish) because of:1. the negative behaviour of those animals 2. what you can infer about their owners3. the neighbourhood animals they will attract
