We also manage properties for clients, and those who go cheap on rehabs around here ending up getting hosed in the long run because they have emergency repair bills constantly, they have higher vacancy, they get less rent along the way, and then they wonder why their numbers don't work as well as they planned.

The sellers claimed it was cleaned up but upon a re-examination we found human waste STILL in the basement, not to mention the guy cleaning it up was just a maintenance man and had not come close to taking  appropriate measures to rectify (a shovel and hose doesn't clean up bio waste).

If that tool is a hammer, they are hosed, when the next lead takes them to a situation that calls for channel locks or a 5/8" socket.

As far as bowing walls in the basement, I watched a youtube video where someone dug their foundation out then used 6x8's bolted to the wall and floor along with a hydraulic car jacks and moved a large wall quite a ways,  then bolted angle iron to the rafters and sill plate.

I would dig this little bit out,,,then find a bigger size curved plastic pipe to use as a sleeve,,,hook a water hose to it and wash it under and thru,,,then thread the pex right thru that.

The units I used were designed to install under a standard kitchen counter (24in deep), so the back of the unit was not just a flush panel, there was recesses to account for hoses & drains on the washer, and space to route the dryer vent.My units were not much more than I would have spent for comparable set of units, but I did have to order them.
