Its oaky so far, 2 months in and I got a listing appointment out of it so that was cool and I do add all of them into my CRM with a drip campaign so I might know better after a year. 

With my new direction I am looking to put my effort and $ into marketing via direct mail and phone campaigns and create a website mostly for credibility.

If the NAR was worth anything they would have a campaign education the benefits of the buyer agent.

There's a long checklist of items to prepare before you start your direct mail campaign:1) Is it scalable (manual letters aren't) 2) Are you using your time in the most efficient manner (handwriting is ok for starting, but you need to hit 1000s of targets to get the responses to grow your business) 3) Is your message correct for that market?

Even the few no money down deals I have done wasn’t really no money down deals, because I spent thousands upon thousands of dollars in marketing  and typically I had to do some sort of rehab to the property once I got it.The last Sub2 deal idea I had to give the seller $17,000, pay all the closing cost, repaint the whole house, and make payments on the thing three months while I was getting it ready.The one before that the guy was behind almost $7000, I had to change the carpet, I painted the whole house, I made a number of payments while I was getting it ready, and I paid the closing cost, and I probably spent close to $7000 on a marketing campaign . 

In other words, is there an option to continue to pay for the mail campaign service even if you are not currently subscribed to the app?
