Remember she showed the Proof of Funds letter from the bank account and the deposit is refundable anyway (even if the listing broker wants to see more money, she can probably put $10k but they will only usually ask for the increased deposit once the due diligence contingency period expires) f) Now that your friend has the property under contract she will prepare a package to present to national tenants just like she was trained by the fund manager to offer the location with attractive lease terms etc and she will send it to the fund manager for review and update g) your friend will then start contacting national tenants and will use a specific script when leaving voice mail messages then will follow up by email (as a fund manager I created a list of over 4000 national tenants with very specific information regarding who to contact, the size of space they like, who they like to be next to etc) h) Your friend just needs one tenant to communicate back, expressing interest to expand in that location.
