Now, given that the winter can slow things down in the northeast, maybe the peak might be Feb - Mar there.  

I'm from the nova area as well and recently moved back but invest elsewhere due to the lower returns here.

We've been working the Fredericksburg and Stafford area for a long time in NOVA.

Anyways, in the last 12mos I've closed a 114 unit apartment complex and I'm under contract for another 212, which should close at the end of Feb, early Mar. 

Covid has shown me I can run my software business from anywhere, so we decided to stay in Fla from Jan-Mar starting this year.

I'm local to Northern Virginia/NOVA but i'm open to recommendations throughout the state.
