I have a rental now- which is under my personal name as I bought it and lived in it for a while, then a different living situation came up for me, (no cost) so I put the other home on the market for a short time however it didn't sell and I got spooked then a co-worker needed a rent so she took it and pays for that home.

YOU need to be put on the title as a co-owner.Your relative stays and add you.Hopefully it's a free and clear ownership, but establishing you as being related should avoid Due On Sale.You need reliable legal advise, not opinions, so you already know the mantra;seek a lawyer's guidance.

It is also that the investor becomes a co-owner with the owners of the crowdfunding site, who also Manage the properties; that it offers double digit cash flow returns, with a medium term exit projections to increase the IRR; that investors buy in at deep discounts to FMV, and that it is open to all investors (accredited and non-accredited alike) with low entry points.
