CAN I GET SOME HELP ??? Please

hello everyone, I am attempting to buy a duplex to owner occupy 1/2 and rent out the other 1/2. I spoke with a lender to get pre approved for a FHA loan but my debt to income ratio is not the best. And I also attempted to get a co-signer.... Which also didn't work because they already had a FHA loan themselves. The lender seems to not want to offer any info help on what to do, so I'm hoping I can get information and suggestions from my bigger pockets community. Can I buy a duplex with owner financing ? How do I do that? Basically, my situation is that I can't get approved for a loan and I need other options. Please help ... Thanks BP community ! :)

You can only buy a property using seller financing if they (the seller) are willing to do that. You can ask but if this deal was on the MLS the chances of that are not as good.

The other solution is to work on getting your DTI ratio better by paying off whatever debt is holding you down. Or you can get a better higher paying/second job.

I don't have a more complicated and less realistic answer for you other than this. Sorry but a lot of people have been in a similar situation. You might be able to increase your DTI in as little as 2-3 months if you start working on it now. Be patient there is always another property out there when you get pre-approved.
