It may not seem that way to certain people that have big money relationships with banks and great credit and I am not mad at those people for having the knowledge, fortitude or inheritance to be in that group.

I commend you for your fortitude, drive, persistence, and determination to pursue real estate investing.Like many on here have said, take care of your mother and focus on school and get your finance degree.

You sound very entrepreneurial in your vision, so something big like this may be in your wheelhouse.Most businesses close within 3 years of start, so as long as you feel you have the confidence and fortitude to make this successful, then it sounds like a unique venture.

I don't have the intestinal fortitude to invest for appreciation. 

Network with possible housing developers and commercial developers who may be open to collaborate to buy your allocated land across a fixed time period.Contingency wise, you need to have the intestinal fortitude to lock 300k to 500k of your money without any returns for 3 to 5 years along with paying taxes.

My hope is that through this forum and its resources, I will achieve the first two, and consequently gain the mental fortitude to accomplish the third.I am excited to give this form of investing my full effort, and look forward to hearing from those with similar experiences. 

I learned the buy a listing in my late teens ( i started selling RE at 18) and realized I did not want to be in the home selling business because of exactly what you talk about  agents telling clients their home will sell for more.. or the reverse agents without  enough fortitude to tell the seller we are not taking that listing its 50k over priced..  

Do you have the finances and fortitude to ride it out.
