I don't know if this would work, but you might want to put a note on your Zillow ad (or any ad, for that matter) asking that PM companies not contact you about providing management services.

Our rental we canvased the neighborhood and had a ad or two and a number of applicants then the best tenant was the single call from the little 1.00 sign we had in the window - go figure.It is definitely a harder time of year but if on the fence the lack of income will encourage yah to relax the rate some ;-)Just do not get yourself mentally in a position where you will accept any tenant as a bad tenant is way worse than no tenant.Good luck!

If you are coming to town to look at properties - or interview agents you might schedule around the 2nd Tuesday of the month and attend the local REIA meeting, making connections to boots on the ground can be very helpful to check out what your local Realtor ad or property manager is telling you.

As much as I love cashflow (only have 30k to pay off, worth 210k) and adore the idea of having an annuity that pays forever as long as I keep it functional and clean, I am seriously considering painting, replacing the carpet and selling, taking the money and buying a vacation condo close to ocean (we are 3 hrs away from the beach) that I know for a fact I will enjoy with my family.
