I have had a lot of problems with Ideal including them not doing a walkthrough with the tenant who was moving out and the tenants stole the fridge and range.

She bought the unit herself and paid to have the existing fridge moved.

However, I probably wont start a claim for a broken fridge or stove, it is good to know that I have these coverages. 

I buy a box of bolts or some tools, or buy an extra stove or fridge at a yard sale what entity do I put it in? 

I wish a tenant would want to bring their own fridge, range and microwave.

OR do I simply leave the kitchen appliances (fridge too), and the washer/dryer?

Solar, propane for heater & shower, mini split, fridge that runs off DC, tongue & groove ceiling with puck lights, farm house sink with butcher block counter tops, full bed with storage underneath, 3 seatbelts connected to couch that turns into 2nd full bed, all electric is stored under bench, an induction stove top, fully furnished with pots, pans, and work out essentials, and our favorite part: A ROOFTOP DECK to enjoy the sites.

I just replaced a fridge and left many days in income at Home Depot buying the replacement. 

It may worth replacing it now but I think we have all noticed new stuff doesn't last as long whether it is a furnace, water hear, AC unit, oven, fridge, etc.
