Tenants Want to Move in with Their Own Appliances

Kathleen Park
Posted

Hello, I have new tenants who are moving in in a week. They like to move in with their own appliances including a range, washer, dryer, etc even though the unit has them. Has any had that experience? Do you usually allow them to?

That has to be a horrible financial decision. 99% of renters own zero major appliances. 99% of rentals come with appliances, why would they?  99.9% won’t rent a place without appliances. The 1 in 1,000 that’s left is going to want at least a couple hundred off per month. So you’re going to pay $2-$3,000/yr in lost rent so you can shrink your applicant base and take the most desperate tenants?

Losing just 1 week in vacancy OR $100/mo is going to be a losing proposition for the landlord. To each their own. But all 6 major appliances will pay for themselves in 1-2 years while they’re still under warranty. Good luck.
