At least cut a little slack to a degreed accountant and a Finance MBA, who BTW taught accounting at the college level to folks who may have turned out to be tax return preparers.As you continue your studies you'll find that the recongnition of earnings goes beyond taxes. :)

Assuming it's the buyer's loan, and audit might not be the right term used by the person telling you this, it may still be in underwriting and waiting for a final approval....probably more like it..

Wood putty is already colored and doesn't harden like wood filler so it's a final step before sealing - I've found the color matching is better this way.

They will review the scope of work you want to do, they will review the licensing of the contractors involved and once they are satisfied that what is to be done is safe and within building codes, they will give permission for the project to start (they will "release the permit").At various checkpoints throughout the project, the local building inspector will verify that work is being done property and in accordance with building codes, and at the end of the project, he will do a final inspection.

I'd go with a professional company- they don't go on spring break, they have liability insurance....I've currently got a tenant responsible for lawn and snow at our first property (triplex) but I find myself stressing over whether or not the snow is getting shoveled, so I still have to go by and check (we'll get a fine form the city if it's not cleared from the sidewalks in 48 hours!)
