(As a hint of responsibilities to come, on my rental application I ask, among other things, if tenants own a lawn mower and if they own a trimmer.)It would be nice if you could raise the rent by an amount a landscaper charges, then include lawn care in the rent, but if you advertise that higher rent you are at a competitive disadvantage.

In my opinion, by putting as-is in the listing you are almost always hinting at some sort of defect.

Hey No Jo,A lot of people have hinted at a few things here that i'm mostly summarizing.First, remember that the 2% "rule" is not a hard and fast rule at all, it's a guideline.

I always try to hint at my range before the appraiser goes out to the house.
