You can either show them that you don't mess around with how you run things, or you can let them bend the rules and be prepared to have them know that you are soft and wont stand up to them on future issues/concerns.If a tenant comes to me BEFORE they want to do something, I'm much more lenient on considering it.....lie to me, go behind my back and have me catch you, then prepare to suffer the consequence.

I am always about creating win-win situations and generally bend over backwards to make that happen - however - in this case - and it has happened - I do not feel any responsibility - not even an incling to be a nice guy.

if that's true, then i would think twice about investing in Georgia...you need to find out why the garage door broke...if it was an old door to begin with (and you generally know if it's on its last life or not), then you should fix it...if the tenant damanged it, then they should pay..that's the simple rules i follow and i don't bend for them...it sets up the expectations that the tenant needs to take care of the place, and if they mess something up, it's coming out of their pocket!!

he reply well you send this post card whit my address (but to remind you he is screaming on the phone) so I said yes I did. but I still don't know how many rooms there is and bath and sqft etc.etc....so I told him I am sorry for the postcard it won't happen again and he hang up.this phone call got me all bend out of shape today made me feel like I was worthless. my question is he called on my cell phone what is the best way to screed these callers out?

First, I'd certainly want to try to assess what method or tact to use, hopefully you can just be a nice, decent person that's willing to help get things moving for them, although just be sure that you're not dealing with one of these slugs we all occasionally run into that if you show any weakness or willing to bend, that they will then use you just like they use everyone else they come into contact with, they are out there.

Personally I like using a mortgage broker instead of a bank bc if the broker does not get you the loan he does not get paid sometimes they know how to bend things around to make it work where the bank will just tell you NO!

If I were in power and had no respect of personal property rights and felt I could bend the Constitution at will, I would certainly consider a means of acquiring those properties and leveraging them for government funding of more voters loyal to me.Again, nothing like this has happened (then again, when was the last time the feds acquired 51% of a private company).
