Garage door opener is broke...Who pays
If a garage door opener breaks, who should pay..The Landlord or the tenant? Thelease agreement states that the Tenant pays the 1st $100 of all repairs.....Would this apply to a garage door opener???

Did if break because the tenant did something to it to make it break? Jambed something into it, let it hit something?
Or,is it just old and worn out. Like many things these don't last forever. Its just another of those routine replacement items you will need to deal with.
I think this "tenant pays first $100" is a bad idea, even if its legal. If there is a minor leak, for example, you REALLY want to know about this and fix it when its minor. But if the tenants knows they're going to have to pay, they might try to fix it themselves or just ignore it. Neither of those is what you really want.
