If I was going to fix this plan within the bounds of the existing walls, I would do this:1) move the kitchen to where the front bedroom is.2) Cut the back wing of the house into 3 bedrooms and 2 bathrooms and slot a stacker washer/dryer into one of the bathrooms.

(they mentioned cohousing in pg 165). 

For instance DC and PG County are good for flips....Montgomery County is much more difficult to flip.

I know slot of people think that the requirement is 12 months for FHA loans, but it is not.  

The REI group encouraged us toward wholesaling due to the minimal risk and substantial the number of distressed properties in PG and surrounding counties.

@Daniel Adams If you are willing to crossover into PG County, which it sounds like you are since you want to be close to Greenbelt.....that will offers some nice spreads between the nonrehabbed and rehabbed homes.
