DC metro friends

Hey guys, I'm a newbie in the DC metro market. Anybody in the DC area have any advice for someone just starting out? What's been your biggest challenge in this specific market? I'm interested in Buy & Hold and Fix & Flip. I've lived in the area for 3 years so still getting a feel for the market.

I know this is kind of a vague ask but any tips would be greatly appreciated. Thanks everyone!

I'd suggest coming out to the Gaitherburg meetup so you can both learn and network. You'll hear from those of us who are actively investing in our market.

The best advice I can give is to understand that different strategies are going to work in different parts of the area. For instance DC and PG County are good for flips....Montgomery County is much more difficult to flip.
