Just curious....Yeah, if it's a tricky house with curving stairs, coffers, elevator and stuff, you're better off with pure framers.

Most of the stuff with an actual arv over 120k will be fine. 

Lots of ways to reduce taxes, BUT you need to know this stuff BEFORE you start to make the big money.

My dad took charge and set everything up & did not give me the chance to do any of it on my own (now looking back I wish I did all the financial stuff).

It's that my guy is a bit of cowboy. damn good, but not generally interested in this stuff.

I cringe when people say "it is all the same" and just buy the cheapest stuff on sale at Home Depot. 

We sold at a profit though and the new folks have it as an airbnb with all our stuff in it :)  If we had to pay a manager we would have been losing money.. and to self manage like i said I am just too busy to deal with these there is simply better money for me in other avenues..
