Landlording in Baltimore City
Hey BiggerPockets,
I am looking to purchase a townhouse in Baltimore, MD as a rental. After researching online at landlord-tenant laws in the state of Maryland, I noticed that Baltimore City is especially tenant-friendly. At a glance, there's a long eviction duration, many compliance laws (e.g., flood zone, lead, etc.), and annual property registration that must be completed to not incur a fee. Does anyone have experience landlording in Baltimore City that can shed some light on the nuances and details of being a landlord in Baltimore (e.g., things to be aware of)?

@Charles Ho yes many here on BP invest in Baltimore city. It is more of a pain but I understand DC is pretty tenant friendly also. The advantage is you get greater returns in terms of cash flow.
The lead paint laws apply to the entire state of MD. It is a bigger issue in the city because the housing stock is older and that means more lead paint. I never heard the one about a flood zone. I am sure it won't apply to most properties.
In Baltimore county you also have to get inspections and many other jurisdictions require a license and or inspection.
Baltimore city is not for everyone. But for me it is the only thing I have know and I am used to it. Baltimore city is likely to be a bigger problem the lower you go in cost of housing and quality of tenant.
