Partnership - money invested vs ownership percentage

If I buy a property for $120,000 and partner invests $40,000 in materials and supplies, do they then own 25% or 33%?

He thinks he gets 40/120 = 33%

I think he gets 40/160 = 25%

 If it were me/ I put in $120k. They put in $40k. Total invested is $160k. Another way to look at it was if he put $120k in materials would he then get 100%.

If he buys 120k in materials, then the total invested is 240k, so he would have 50% right? 


 correct. But ask him what "he " thinks it would be in that situation. If he says 50% then you just won your argument. If he says 100% then walk away and find a new partner.
