I believe investor concentration was one of the factors positively affected.I purchased a 3-unit condo building last year, where condos were nonwarrantable on the basis of investor concentration among other factors, at what I consider to be a "package" price.

Your liability is greater driving your car than owning a SFD, now, if you have multi-family, more than 4 units in one location, then that liability risk changes due to the concentration of tenants and more exposure due to the common grounds, then do an LLC, otherwise, no.
