If you don't vacate within 3 days they can file an unlawful detainer action (eviction).You should avoid going through eviction because it will be an additional mark on your record and make renting more difficult.If I were in your position I would wait until the new owner contacted me - but I'd be prepared to move fast.

I am a new landlord, and last week I filed my first Summons for Unlawful Detainer (I'm here in VA, which I've heard is landlord friendly).

And, of course, it's unlawful to discriminate on the basis of marital status anyways. 

It is considered unlawful to NOT let the public know that commission rates are 100% negotiable.  

Is it uncommon, unlawful, or frowned upon to ask the seller for proof of rent income?

Section 5-12-160 seems to only cover unlawfully removing tenants.

I have seen the info online for example it says "unlawful detainer" it has plantiff and defendant, but it doesnt show you the address.

I have told him to call the police if he suspects something unlawful is happening.

In Calif, if you accept even $0.10 towards Rent Due, then you will have your UL(unlawful detainer) case dismissed.

On the Notice of 3-day Pay or Quit, include everything.On the filing for Unlawful Detainer, I file only the Past Due Rents - - but don't expect to collect.
