Renting to unmarried couples question

Hi everyone,  new member here. I have a couple rental houses, one of which will be vacant soon. The applicants are an unmarried couple with a two year old. Together their income is sufficient but separate it isn't. I guess to me it's a red flag. Any experience with this situation? Thanks, Wayne

@Wayne Bodley Put them both on the lease with the understanding that they are both equally liable for the entire rent and other terms of the lease. Don't get into sorting out who pays what "half" or any of that nonsense. You want one check every month and how they figure it out between themselves is their issue, not yours.

If either one of them doesn't pay, violates any of the the lease terms, or moves out you will still hold them both fully accountable.
