My concerns with this are threefold:1) You have not budgeted for CapEx2) Zoning could be a killer.3) Check duplexes, triplexes and quads within a 20 mile radius of your site.

That's a killer right there.

No point in having a killer return just to have the Govt regulate your profits, right?

Thanks to super weak governance during the BLM riots Antifa and homeless.. allowing open air drug use ( legal drugs) and the killer theft under 900.00 is not enforced causing rampant thievery and many stores to close kind of like We see in the mid west and rust belt when neighborhoods change and retail exits as its not sustainable.

If it's money, perhaps negotiate (a very little bit) if it was a really killer deal to begin with.Secondly, speak with your attorney about recording (county recorder) a memorandum regarding the contract of sale. 

Hypothetically, you could acquire a killer deal that cash flows $200+ monthly.

LTR cash flow is just hard to justify unless you have a killer deal.
