Seller backing out of deal last minute!
I am buying an investment property and literally found out the night before signing the closing docs that the seller wants to back out of the deal. Any suggestions on how to move forward?

The seller can not back out of the deal the night before. What is the alleged reason? as @Russell Brazil said, show up and prepare to close. We need more information about why.
