This is a difficult SBA request, would be costly, but there may be done should all the boxes be checked.If you have the investors to bankroll the whole project, purchase the building and make the improvements… give them an offer, closing timeline and nothing more… Best of luck on the venture, sounds awesome.

You won't get a huge % unless you bring something else to the table but you can rinse and repeat, consistntly earning profits and growing your bankroll without doing the heavy lifting.

The pictures look nice I like the brick but  "The property needs a new water heater, AC compressor, roof (in the near future), and work to the kitchen, bathroom, and deck"Those all cost money and unless you are well capitalized could devour your whole bankroll.
