This is a difficult SBA request, would be costly, but there may be done should all the boxes be checked.If you have the investors to bankroll the whole project, purchase the building and make the improvements… give them an offer, closing timeline and nothing more… Best of luck on the venture, sounds awesome.

He's in a position to bankroll the project.

You won't get a huge % unless you bring something else to the table but you can rinse and repeat, consistntly earning profits and growing your bankroll without doing the heavy lifting.

I'd be grateful for any advice you all have on the best way to learn more and/or how to pivot from being a role player in the development of projects to leading them.Please keep in mind that I do currently have a full time job in running my engineering firm and that while the success of the last few years has come with some financial reward I'm by no means in a position to bankroll projects on my own.Thank you.

It took 8 months, and I lived off ramen noodles and savings, but in exchange, I got bankrolled, and took over the role of "family superintendent".

I have a decent bankroll, 1031 from another property and IRA self direct, however I'm wondering how difficult it will be to get a commercial loan without the income from my job.  

That would eat your bankroll pretty fast.Also, I don't know what type of "home runs" you are hoping for in D areas... huge pockets of oil being discovered underground? 

The pictures look nice I like the brick but  "The property needs a new water heater, AC compressor, roof (in the near future), and work to the kitchen, bathroom, and deck"Those all cost money and unless you are well capitalized could devour your whole bankroll.
