Explain (in writing) any anomalies on the high end of your comparables, such as custom finishes, corner lot, within walking distance of school, etc.

A good rule of thumb posed to me by a well-respected investor & property manager is:Less than 100 units – Self-ManageMore than 100 units – Property ManagerThere are certainly anomalies on both ends of the spectrum, but I've found that to be a sound template.  

The other thing that makes Fayetteville an anomaly is the insulation from the national market that Fort Bragg provides.

The run-up culminating in 2007 could be viewed as the anomaly driven by external forces other than just the market, and we are finally returning to normal.

The row house is somewhat of an anomaly in the area its in so I'm not sure how to price it (I think we went too low last time) and I'm not sure what cosmetic updates to make to add to its appeal. 

Never mind the 100s of on-time payments.That is why I would potentially be more lenient with a low credit score, if it was low due to 1 or 2 weird anomalies like that.

Many, many times. why would you doubt there are anomalies in stocks, just like your deal is an anomaly in RE?
