DC area landlords- what upgrades to make and how to price house?

My rental property is turning over for the first time since I bought it two years ago. I'm generally still new at this since its only the second time I'm looking for tenants. The row house is somewhat of an anomaly in the area its in so I'm not sure how to price it (I think we went too low last time) and I'm not sure what cosmetic updates to make to add to its appeal. 

It has black appliances- should I update to stainless?

The kitchen cabs are 90's honey oak- should I paint them white?

The first floor walls are yellow- should I paint them white?

It sits in an area without a lot of houses between two neighborhoods which have a lot of high rises and very new construction (NoMA and Mt. Vernon). It has two parking spaces and a back patio so its hard to say what comparable places are renting for because most places near by are amenities buildings (with fancier finishes where parking might be extra) or older row homes (this was built in the 90's) without parking spots . It has one large bedroom, one medium bedroom and one smaller bedroom which could only fit a twin bed or crib or desk.

Any insight would be appreciated.
