Just remember that "Inaction is No Action"Since I got the REI bug the best advice that I always get is to "Take Action"

In the past week I decided action was better than inaction and I found what looked to be a solid dealPROPERTY/DEAL DETAILS4 bed 2 bath SFH in a growing neighborhood.

Of course since the need for 1031 exchanges is directly related to the potential tax involved you can extrapolate the impact today's prices have on equity in properties.Another bit of  trivia to give you more historical perspective - 1031 exchanges peaked in activity in 2005 (yes we all remember that year) at around 550,000 1031s nationwide.  

So, trying to be more in action and not just lurking, here I go.I found this site after listening to Lisa Phillips.

I don't really plan on actually BEING a real estate agent per se, I just went for the license for the access to MLS, the savings in commissions and the knowledge that taking the course brings.At any rate, I can either choose to select a sponsoring brokerage now and get my active license, or I can get an inactive license without a sponsoring brokerage.My question is, do any of you folks have any suggestions? 

I have heard that the Biggerpockets community is a very supportive forum but this is the first time I am seeing it in action personally - definitely very impressed and thankful for all the suggestions and comments here.

Being on the team would be extremely beneficial for an engineering student.The other problem I have is that I feel like I'm going to lose the passion and drive for real estate from inaction.

if your license is not with a broker is is inactive.

The more books and articles I read, the more interested and motivated I became in actively pursuing real estate investments.

I am also a firm believer that investors should guage their ability and interest in actively managing real estate investments.
