I have encouraging news---my tenant informed me that she has signed a lease for a new apartment beginning 6/1.  

I don't encourage having doors facing each other, you are asking for trouble. 

Just a few blocks West of the 405 and one block North of  the 10 freeways and inside the new Metro-Rail 1/2 mile radius of the special incentive development rules to encourage more units for housing that allow new construction to have "special" or "liberal" allowances of set-backs, more height up to 5 stores where 4 were the max just prior. 

I would encourage them to make an offer low enough to make it positive cashflow, worst that happens is the offer gets rejected. 

I have discovered that I am having issues with taking action so I decided to write a post to hopefully get some encouragement from the community to drive me to take action with some advice!

I would encourage you to look at your broker exclusive agreement becuase that may add restrictions as to what you can do without paying extra money.

@Cameron Riley - it depends on the scenario but as a general rule I won't jump into the notices & eviction process right away, typically I encourage all the tenants to get in contact as soon as they know they are going to be late (most of mine do) and for those that don't, I follow up after 2-3 days to find out what the status is.  

I've been through this before multiple times, and many of them have not ever been through one.I'm there the entire time, and encourage my buyers to be there the entire time as well so they can ask questions and get clarification.I have a listing with an inspection this weekend.

If this is your first deal, it is encouraged that you utilize a buyer agent who you trust - they will be more likely to have more of your best interest in mind (and not the sellers best interest).To answer your question, what does the agreement you signed with your agent say about violating it?
