Apt 5 stories LA 90064, 15k ft rect lot. Cost to build? nr.405/10

I have an R3 lot to develop in "Tony" West LA 90064.  100 foot frontage to the street and 150 feet deep. Flat with 2 lots together and 2 existing small old houses to be demolished.  15K Sq. Ft.  Just a few blocks West of the 405 and one block North of  the 10 freeways and inside the new Metro-Rail 1/2 mile radius of the special incentive development rules to encourage more units for housing that allow new construction to have "special" or "liberal" allowances of set-backs, more height up to 5 stores where 4 were the max just prior.  Parking requirements are less at .5 per unit.  etc.   I would like some good ideas with some rough cost estimates to build a profitable apt. building here with the new high-capacity incentive rules recently approved by LA City Government.  Anyone contributing will be appreciated.  Thanks much.
