Using OMP as a beginner.

Hello BP community! My name is Keleen and I am new to REI. I have been doing a lot of research on how to invest using little to no money down by using OPM since capital is currently my biggest constraint. I have discovered that I am having issues with taking action so I decided to write a post to hopefully get some encouragement from the community to drive me to take action with some advice!

I have a few concerns with the process of using OPM: 

1) How to prove my credibility to someone that has money to invest, even though I have not done a deal.

2) This sounds obvious, but what types of people should I talk to, to see if they are interested in investing in real estate.  (Probably people that I know have money lol).

3) How to pitch the idea that investing in real estate to someone that has money is a great idea and that I can help them in doing so. 

Also, are there any book suggestions that can assist me edify myself and assist provide me with steps that will help me get started using OPM?
