. - Risk of STR rules changing: While many cities have legislation in place that allows for STRs, these rules are always subject to change.

Such as a case in Colorado where the friend of an aunt of a powerful state legislator had her equity stolen by a wholesaler.

MA, NJ, and ME still seem to be good states for solar PV projects, but I'm curious if you are active in the southern US... not necessarily NC where most opportunities have been legislatively eliminated... but other states.

I attended all of the city hearings on STRs and proposed legislations. 

Fast forward a few years and people trying to get into the market are the ones upset because they get the raw end of the legislation. 

The local landlord associations have a team of landlord tenant attorneys familiar with local regulations and update the forms as soon as new legislation passes.

It's the same legislation that's been used for real estate syndication for decades; you are correct "crowdfunding" per Title III for non-accredited investors is illegal today.

Chicago's aldermen (city legislators) are both corrupt (see above) and have no backbone.
