Section 8 California - COVID

I tried renting to what seemed to be a pair of really solid and responsible section 8 recipients. They have turned out quite the opposite. Due to covid evicting them is impossible even though they've broken the lease in several ways given the nature of the courts re: eviction right now. I will deal with them until the lease is up.

What I am curious about is what tips, strategies, or tactics I might be advised of regarding ensuing that they are gone at the end of the lease.

Cash for keys. 

let them know the cares act does not forgive rent and just delays it. 

Let then know you will be handing over delinquent rent to a collection agency which will destroy their credit.
