For an evening call about a broken AC or broken fridge, they can wait until the next day.

@Daniel Lang ditto to what Chris mentioned above, but to give you some examples: roof = $15k amortized over 30 yrs, dishwasher = $750 amortized over 7 yrs, fridge = $1000 amortized over 15 yrs, etc.

You have three easy options:1) Where the fridge is located is where the dining area should be. 

I've had mice crawl and die inside walls, fridge insulation and anywhere you could imagine.

You'd have to give the tenant the option to have it repaired, buy their own, or just not have a fridge.
